  • Lee county allows for 6 units per acre
  • 45' height limitation
Captiva has a unique atmosphere. Half the Island belongs to South Seas Resort , a destination resort, the other half are upscale homes and condominiums.  Many of the homes are located down private drives on the gulf and along Roosevelt Channel.  Some are located on 1-2 acres and allow for a guest home, and caretaker's cottage  on the property. Teddy Roosevelt used to fish off one of the homes right into the Channel.

 


Many celebreties have stayed on the Island and enjoyed it's traquility and
charm.

Prices on Captiva are in a higher  price range than Sanibel because there are less properties available.

Captiva has always had a colorful history-
The first American settler was William Binder. He was shipwrecked as a boy and lived off fruits and berries for weeks until he found help. He returned when
he was 38 years old to live out his life on Binder Lane.
