I think it has rained twice since Christmas holiday. Now i?m not here to brag..but if you are thinking of becoming a SW floridian there never has been a better time... the interest rates are still low ( 5% ish ) and the prices though beginning to inch up in some areas are crazy low for the island life you can have.....think about it..let me keep you in the loop....tell me what you are looking for...visit me often on line..share my expertise in the island marketplace. For the first 22 days of Feb. there have been one sale a day, or 22 sales reported through mls Sanibel.
Again, the split between condos and homes
average price home closed for the month of Feb. was $585,700

There is a feeling in the air now everything in real estate is going to be alright for most .
Full time realtors are busy and showing mutliple times per week to buyers once again.
Not all of them are making a purchasing decision while they are down this trip, but when they say they will be back...they are sincere. The Islands look absoutley beacutiful. I have never seen the gulf waters so blue..the weather has been a balmy 75 degrees this week, and there are lots of folks swimming in the heated pools.

Happy New Year everyone!
The last 23 days have been busy so I apologize for not getting the update up in a timely fashion.
There have been 19 closings on Sanibel and Captiva. The mood is mixed. There are some areas of Sanibel and Captiva which seem to have hit bottom, while others may have a bit to go.
The News Press today ( Jan 2, 2011 ) real estate section notes there is hope now in the real estate market here. There have been several phone calls in the past 14 days from buyers who have calculated we are at the bottom and it will never be a better time to buy.
Other buyers are calculating income on condos and with cash offers estimating what their incomes would be on their money..
These are all good signs.
I track properties in the fort myers, Buckingham and alva areas also. When there used to be acreage available in the $150,000 - $200,000 range . . . that has virtually dried up and no longer can be found in the entry level . . . Interesting.
Good buys..there are still a few.

Comparing closed sales of all categories ( land- homes- condos on sanibel and captiva we seem to be at a point where we are leveling off. I will provide some beautiful graphs and color charts as soon as i learn my new program.

Happy July 4th. ..It has been hot with some rain in the afternoons.Its our hottest time of year..it did not put any damper on the amount of visitors to the island though..compared to inland florida we are "cool" and this past weekend sanibel arms west was at 100% capacity, while it seemed to me as i drove by other condominiums near by ( sandalfoot and sanibel arms ) enjoyed 50%- 75% capacity.
The annual parade was a big success and a local rental agency donated 15k to pay for the Dunes fireworks so that was a go. Rebecca went with her kids....waiting to hear her report today.

Lot sales are about even at 14 in 2009 and 13 in 2010.
Though the list to sale ratio continues to run in the 94- 95% range, one of a kind properties are selling for full price. ( as in mockingbird drive lot ).
The beaches are full. Sanibel arms west is 100% occupied right now.
There are some great buying opportunities such as:

with only 11% rental commission..interest rates low 5.5% and

Busy
Homes took center stage for the last part of april. There were 5 closed sales this period with s/l ratio the highest in a long time ..98%..the average days on market were # 179. This indicates to me we are at our bottom and sellers were realistic and buyers fortunate.
new sales of homes which went contingent, but not yet closed were # 8.
Condos which were closed were # 3 their average l/s ratio was 85% and it took an average of 1 year to sell them.
Condos did however see #9 condos go contingent during this period ..the prices
range was 299- 749k.
cash flows- more owners are using vrbo to increase their cash flows and with the interest rates down, 30% required as a down payment..with a little work..we are actually seeing for the first time since the early 80's a possibility of a break even.,...( do i dare say positive cash flow ) on a $400,000 gulf side of the street 2/2 T his means at 5.25% interest and the owner helping his rental company ( 10 % referral instead of 20% )..it is possible with work on the owners part to see an income of 10% of the purchase price. At long last ...My picks are sanibel arms west and Loggerhead...
Good buys- If i was ever in the market for a gulf or bay front this would be my year to make a move..there are a couple of amazing places with wide open bay front views with docks under 2.6...Gulf front west gulf drive begins in the 3.5 range.
under contract last weekend were a gulf ridge gulf front listed near 5 Million.

that means ..the properties selling are the properties priced right as historically our l/s ratio has run between 94-96% in the past decade.

List to sale ratio 90%
condo sales outsold home sales this month so far over 2:1, but price obviously was a factor in buyer motivation.
next month will be very interesting ..price stats will be up significantely
as there are many high end homes and condos under contract.

Good Market News march 2010
February this year was the beginning of our market stabilizing.
We have all been waiting patiently for the market to rebound and though sales of
homes have increased in volumn 45% as compared to the same period in 2009, the big surprise has been the rebound in sales acitivity in the condo market.
Sanibel and Captiva have seen a 60% increase in the amount of condo activity the first 83 days of 2010 as compared with last year's dismal sales reports for the same period. Our office has seen our best month ever reaching 30 sales as of 3/23 and we have 8 days to go for our final count! We are hopefull and relieved...the gloom seems to be over.
However, I dont see a rapid increase in the sales prices. That will take time. A normal pattern reminiscent of the sales on the island in the 80's nd 90's will again occur. Buying on the Island was a life choice 30 years ago and it is once again the new motivation.
We will enjoy a communtiy of owners who live here a majority of the year who are involved in making the communtiy a better place to live and enjoy family.
Price appreciation will be slow and steady...not volcanic as it was since 2003. Appreciation will once again be defined as " a deep appreciation of the Island" Owners will appreciate their memories and appreciate the founding fathers and mothers of the island who fought the county to preserve the Island in the 70's.As our inventory of properties is reduced, we will be back to the pace of 1-3%appreciation once again.
With steady growth comes a new buyer profile. The Number 1 goal of the buyer of 2010 is to improve their own life story. Maybe that is what value is all about.

Open houses this week 1/20- 1/27 saw increase in interest and questions. The real estate market here on the island as well as fort myers in certain areas seem to have bottomed out. Select residential areas in fort myers and value markets on sanibel are actually hot and turning the corner a little bit to I may add...not really quite a seller's market in those areas...but a seller advantage in those areas...

Trends and growth for 2010 - Happy New Year!
The true beauty of Sanibel is that it is one of those places that is familar. It doesnt surprise you. It's not ordinary,but it stays the same. Visitors can come back and know what they are coming back to. Locals also enjoy the expected, not the unexpected. It is an enviornment which works and continues to evolve but keeps it sameness and draws a constant tranquil bath.
Homes- great year to purchase- Interest rates are at a 60 year low, and we are at the bottom...Though not expected to make a sharp V turn upward..we made it to the bottom and are now resting for awhile..We are hearing some good stories from some of our Mid- Western customers that home sales are up and some buyers are getting ready to move down. It's the domino effect.

there are less bike riders now and the sidewalks are near-clear at 8 P.M.
When a week ago, it was packed with families having fun and getting some exercise day and night in the warm sun. Though it is a cool 60 degrees here it gives us all a chance to wear Aunties Sweater she knit us a few Birthdays ago....daytime high close to 68 degrees about 60 degrees warmer than Chicago.

On the shore this morning I watched 2 small boats of fisherman throw their nets. It was still dark, and their figures were highlighted by the lights from the east of fort myers beach. Hearing about 9 degree weather from my family in montana it is hard to believe we are on the same planet..here on the islands we are at 93 degrees and longing for 88 degrees.. We do have a promise of a cool front coming in this coming Sunday which should make Oct 20th the day we will begin our fall weather.
Beach walks- My mid- Island beach walks are becoming more populated. I saw 3 people this morning at 6:45 along with a friendly dog, a crab and a sun glow. The sun was a brilliant orange and I still gasp when I reach the end of the walkway and reach sand and look to my left..
